What is Stigma and How Will it Affect My Property

Stigma is usually a negative influence on a property.  This may occur when a crime, death or environmental issue occurs on the property.  If it is not a latent problem the seller is not required to disclose the stigma. That being said many agents will disclose as a matter of respect a major stigma associated with the property.  A savvy buyer (and their agent) will do an online search of the property address and this will quite often disclose many stigmas. While a stigma most often will not affect the bricks and mortar of the property it can have a significant impact on price.
